The incumbent will be responsible for overseeing all aspects of facility management and operations.
This position ensures the efficient and effective functioning of LMOA's facilities, infrastructure, and services while maintaining high standards of quality, safety, functionality and aesthetic appeal of the Associations' assets.
The Director of Facilities and Operations must possess strong leadership skills, strategic thinking abilities, and a comprehensive understanding of facility management principles.
Requirements:
Minimum of three (3) years' experience in a similar role Knowledge of building maintenance procedures Ability to lead a team Ability to prioritize tasks and manage multiple projects simultaneously Ability to communicate effectively with customers, co-workers, and management Must be able to work independently as well as part of a team Must be able to lift 20 pounds (or more) on a regular basis Key
Responsibilities:
Facility and Asset Management:
o Develop and implement a comprehensive facility management plan including maintenance, repairs and improvements for all the Associations' facilities, amenities and common areas.
o Oversee the management of physical assets, including the lake, buildings, amenities, landscaping and infrastructure, ensuring their optimal functionality and appearance.
o Conduct regular inspections to assess the condition of the lake, facilities, buildings, structures, roads, landscaping, and equipment and create maintenance schedules accordingly and implement preventative maintenance programs.
o Manage facility related contracts and relationships with external vendors and service providers, ensuring compliance, cost effectiveness, and high-quality service delivery.
o Coordinate and supervise major renovation and capital improvement projects, including budgeting, planning and execution.
Operations and Service Delivery:
o Establish and implement operational policies, procedures and best practices to optimize service delivery and Association satisfaction.
o Develop and manage annual operating budgets, monitor expenses and ensure financial targets are met.
o Ensure compliance with relevant laws, regulations and LMOA governing documents pertaining to the lake and facility operations.
o Continuously assess and improve operational processes, systems and technologies to enhance efficiency and operational excellence.
Team Management and Leadership:
o Recruit, train, supervise and evaluate staff members, providing guidance, coaching and professional development opportunities.
o Foster a positive and inclusive work environment, promoting teamwork, collaboration and open communication.
o Set clear performance goals and objectives, monitor progress and provide regular feedback to team members.
o Delegate responsibilities effectively, empowering team members to take ownership and deliver high-quality results.
o Encourage innovation and continuous improvement, promoting a culture of excellence and accountability.
Vendor and Contractor Management:
o Develop and maintain positive relationships with vendors, contractors and suppliers, ensuring high-quality service and competitive pricing.
o Negotiate and manage maintenance and facility related contracts, service agreements and vendor performance to meet the needs of LMOA and achieve cost-efficiency.
o Monitor vendor performance, resolve any issues or conflicts and hold accountable to contractual obligations.
o Stay updated on industry trends, best practices and new technologies relevant to facility management and operations.
