Facilities Custodial Supervisor

General Purpose of Position:
The incumbent provides custodial services for Association facilities. This is routine work in exercising supervision over and participation in the work of custodial personnel engaged in the performance of buildings and grounds custodial work. Facilities include but are not limited to the Clubhouse, Golf Pro Shop, Eagles Nest, Pool, Pool Snack Bar, Marina, Beaches, Playgrounds, General Maintenance Building. Considerable knowledge of operation methods, supplies and equipment used in cleaning and maintaining office and building areas is required. Considerable knowledge of safe working practices and techniques is required.
Principal Duties and
Responsibilities:
Clean all Association restroom facilities daily or as required.
Maintain the Golf Pro Shop area, including decks, patios, and adjacent areas to assure cleanliness and appearance. Sweep decks and patios and maintain outdoor furniture. Pick up trash/debris on grounds and parking lots. Empty trash containers daily or as needed. Keep walkways and entranceways clean from debris and snow during shift.
Perform operational maintenance on building systems such as plunging toilets, changing light bulbs (less than 6 feet above floor), and checking general operations such as operational adequacy of heating/cooling. Changing HVAC filters on a routine basis.
Call in work orders to the Maintenance Department when facilities or equipment require repairs beyond the scope of this position.
Inspect buildings to assure proper maintenance and standards of cleanliness and neatness; identify needs for further custodial work.
Establish schedules and methods for providing comprehensive custodial services.
Identify resource needs; review needs with Community Facilities Administrator; prepare pertinent budget requests.
Maintain an inventory of custodial supplies; prepare requisitions for custodial supplies and equipment.
Supervise custodial support staff. Handle personnel actions including performance reviews, salary recommendations, and coordination of training and development.
Plan, assign, and schedule the work of assigned support custodial staff.
Instruct personnel in safety methods, cleaning techniques, and proper use of equipment.
Strip and wax Terrace Room floor as needed; clean carpets as needed.
Arrange furniture and set up rooms in the Clubhouse for special and recurring functions as necessary, moving furniture and furnishings in a careful manner.
Monthly inspections of fire extinguishers on all LMOA property.
Perform related work as directed.

One full time employee reports to the incumbent of this position.
Required
Qualifications:
Education:
Must have a high school diploma or equivalent.
Experience:
Demonstrated experience in the performance of custodial work.
Demonstrated ability to work effectively with minimal supervision.
Demonstrated knowledge of OSHA standards and pertinent federal, state, and local laws, codes and regulations.
Specific Skills:
Ability to operate general maintenance and custodial equipment.
Certifications, Licenses, Registrations:
Possession of valid Virginia operator's permit(s) for the vehicles and equipment utilized.
Abilities:
Ability to organize, train, supervise, and evaluate the work of custodial staff.
Ability to follow written instructions.
Ability to establish and maintain effective working relationships with others.
Ability to communicate effectively, both verbally and in writing.
Contacts:
Frequent and regular contact with LMOA staff and residents and the general public for the purpose of providing service.
Contact with vendors and suppliers.
Work Environment: (Inside; outside; near mechanical parts, fumes, toxic chemicals; extreme temperatures; risk of electrical shock; work with explosives; noise level)
Work environment is indoors and outdoors and exposes employee to potential minor injuries and frequently adverse weather. Infrequent exposure to potentially hazardous cleaning substances.
Physical Demands: (Stand, walk, sit, use hands, reach, climb, stoop, kneel, crouch, crawl, talk or hear, taste or smell, lift and weight; vision requirements)
Cleaning and maintenance work done typically walking, bending, stooping, and standing; some lifting and carrying objects weighing 25-50 pounds, some equipment and furniture moving; frequent operation of floor cleaning and pool-related equipment. Seasonal operation of electric hedge trimmers.
Other Requirements (work schedule; travel; on call, etc.)
The incumbent will be required to work a flexible schedule.
Estimated Salary: $20 to $28 per hour based on qualifications.

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
